Montgomery County MD, Real Estate
Tucked away in central Maryland lies Montgomery County and this area is fact becoming one of the most ideal living areas in the country. For many years Montgomery County has been associated with affluence but it has also been known as an area that is highly diverse. This is partially due to the MPDU zoning plan that has been in effect since the 1970's The Moderately Priced Dwelling Unit zoning plan was put into effect in order to create socioeconomically diverse communities where new housing developments are required to include moderately priced options. When this plan was initially launched Montgomery was one of the first counties to do so in the nation, however this is now a trend that is seeing widespread use throughout the country.

This is an area that is well situated to see continued prosperity for years to come. Montgomery County enjoys quick access to the nation's Capitol with is only about 30 minutes away. This has made this county a favorite of commuters who seek the more relaxed atmosphere of suburban Maryland as opposed to the hustle and bustle of urban Washington D.C. Commuters are presented with a few options in getting around this stunning area with the I270 & I70 linking the county to the Capitol region. There are also a few rail options with Amtrak and the MARC commuter rail system.

Montgomery County is also home to a thriving business sector that includes such notable companies as Lockheed Martin, Mariott International, GEICO and other public sector agencies like the FDA and The Nuclear Regulatory Commission. The success of the business sector in Montgomery County is largely due to the fantastic education system that has distinguished this county and set it apart as one of the best educated counties in the country. As one may imagine with such a successful business core and a highly educated population, there is an excellent range of homes and properties that range from quaint cottage style homes to rambling colonial estates and luxurious condos and lofts. A little something for everyone!

The Problem With Termites
A huge problem that is common for almost all homes is the fact that they are susceptible to termites. Termites are the bane of homes, these little bugs have the ability to reduce a home to sawdust in a remarkably short period of time. If you have never had a termite inspection it is something that you may want to look into. Now there are a few misconceptions about termites that should probably be looked at to better inform the home owner: they do not actually live in the wood parts of your home. Like another home nightmare, mold; they require a moist atmosphere in which to thrive. However wood equals food for termites and a home is like a all you can eat buffet.

Another thing that is a bit of a misconception about termites is that a concrete foundation is not a deterrent for these pests. It is truly amazing the minuscule size of an opening that these invaders need to get through something. It can be as tiny as 1/64th of an inch, so checking the foundation for cracks on a regular basis is a good idea. One thing that they do not like is exposure to negative environmental conditions and construct "tubes" that are used to get from one area to another. These tubes are an early indication that there are termites in your area. Once inside a home it is almost impossible to know for sure if they are there as damage is usually internal and does not show until the wood is damaged enough to change it's outward appearance.

Currently there are a few ways of preventing access to your home to termites. As I stated before a simple concrete foundation is simply not enough. Current technology employs sunken poison barriers sometime utilizing soil and more recently plastics to effective bar entrance to homes. If they have already invaded the home then a full-scale fumigation may be in order if the infestation is bad enough. Don't hesitate to contact a professional if you think you may have an infestation on your hands. The longer it is left the greater the damage to your home can be. Consider all of your options when dealing with these pests as there are new methods for dealing with being developed constantly.

Creating Back Yard Appeal
In selling a home it is imperative that a seller creates a significant amount of curb appeal for their home. Without this element it can be extremely difficult to garner the kind of attention that is necessary to distinguish one home from another on the real estate market. However, in creating curb appeal, one must not overlook the necessity of creating an overall "yard appeal" that includes the backyard and all the elements that make your yard a special place. The back yard is a real area of respite and relaxation for most families, it is also a place where kinds can play safely, families can gather and eat, and where the family dog spends most of their time.

There are several ways to improve the look of a backyard before listing a home. Think of your backyard as an area for curb appeal, without the curb. As with any yard staging, cleanliness is going to be a key factor. Take some time to get rid of any accumulated junk that may be in the yard. Old building materials, bits of wood and branches any anything else that could clutter up a yard should be quickly removed. The next logical step is to take care of the lawn. This is a step that can take some time to get right so it pays to plan ahead. Start the process of bringing the lawn into top condition a month or two ahead of time so that it has time to take advantage of fertilizers and other growth and color enhancer's. The same foresight also applies to the gardens if there are any. Try to plan ahead and get flowers planted so that they will be ready and in full bloom for the summer shows. Also take the time to prune the trees and shrubbery in the yard. Finally you can work on the little things that will improve anyone's experience of being in the yard at any time of the day. This includes things like awnings, solar lanterns and other lighting as well as any other cosmetic touches that improve the yard's appearance.

Backyards are a huge part of any home's overall presentation. It is an area that lends itself to family gatherings and during the summer can function as an outdoor room, if set up properly. In areas where the summer seems to last all year, the yard is definitely a factor in a home sale. If the yard has something such as a pool or hot tub this becomes a focal point for the home and should be treated as such. Making your yard all that it can be will only serve to improve the home's presence on the market and increase the value to buyers.

Bethesda: Seller's Market
The rumors about the decline of the real estate market have been circulating for some time now and it is true that many of the markets that had exploded over the past years have cooled off some what. However there are certain areas of the country that are now seeing their own popularity start to rise dramatically. Take a look at Bethesda, Maryland. A quick jaunt away from the Nation's Capital, Bethesda is poised to experience steady growth in both population and popularity. In fact homes are selling faster here than they can go on the market. With the excess of assets that Bethesda offers this is quickly becoming one of the hottest markets in the east.

To illustrate the picture a bit better, the Bethesda market is seeing multiple offers on homes within the first week of listing. When one takes the time to examine Bethesda in further detail it is easy to see why this phenomenon is occurring. This area is a diverse community that offers a great selection of homes in almost any price range. A perfect community for families due to the excellent education system and an abundance of recreational options, Bethesda is one of America's most educated and affluent communities. This is a city that is committed to the needs of it's residents and this is evident in the careful attention that is paid to the visual aspects of the community. well maintained streets frame scenic parks and green spaces that only serve to add beauty to this serene area.

Along with the amazing homes, great recreation and thriving business sector, Bethesda has the distinction of being known as the best-educated city in the Nation with a huge percentage of the population holding bachelor's degrees, and almost half the population holding graduate or professional degrees. It is easily seen that this has created an ideal atmosphere for business and commerce. Along with the close proximity to the Capitol this has opened up many avenues of employment for Bethesda residents. This is also a favorite community for commuters to Washington D.C. as it offers a minimal commute, fantastic home values and the serenity of a suburban area with convenience that one would expect from much larger cities.
